Although the pace of public hearings has slowed following approval of the Robinson Terminal South development plan by the City Council in April, there is a lot going on as we prepare to begin demolition this fall. Accordingly, we are excited to provide a comprehensive update and overview of the redevelopment project.
Next Steps and Project Timeline
The project received City Council approval back in April, and while it has also received Board of Architectural Review (BAR) concept approval on the overall site and project design, we will return to the BAR in the coming months for consideration of certificates of appropriateness for each building on the site.
To that end, we recently submitted the first design package for the two waterfront buildings and no. 2 Duke st. The package refines and adds more specificity to the overall concept design of those buildings. We will have our first work session with the BAR about this package at their July 1st meeting. In addition, on June 17th we received approval from the BAR to demolish the Alexandria Marine building located at 226 The Strand. This site is designated in the Waterfront Plan as the future home for a civic building to be located in Point Lumley Park and one of the conditions of the Robinson Terminal South development approval requires that the building be demolished.
There will be a series of work sessions in July, September, and October to consider various components of the project (e.g. townhomes, waterfront buildings, site features). The preliminary schedules is outlined below. At this time all dates are subject to change, however, we will notify you immediately of any changes as well as send reminder updates as dates approach. Project Demolition and Construction
In addition to finalizing the project architecture, we are completing engineering work and preparing to begin demolition this fall. Below is our tentative construction schedule. As we approach the start of demolition, we will meet with the Ad Hoc Monitoring Group on Waterfront Construction as well as residents and property owners near the site. We will provide additional updates to keep everyone informed as we finalize the details and schedule for construction.
Project at a Glance
Bordered by the Potomac River, Union, Wolfe, and Duke Streets, the project is located at the site now occupied by two Robinson Terminal warehouses. After construction the project will consist of:
- 70 high-end condominiums along the water
- 26 elevator townhomes
- More than 11,000 square feet of new restaurant and retail space*:
- A high-end waterfront restaurant with indoor and al fresco dining
- A new waterfront retail space in a mixed-use condominium building
- Historic retail space in the restored red brick warehouse at 2 Duke St.
- On-site valet parking in a new, secure underground garage
- More than an acre of promenades, open space, seating areas, and waterfront amenities accessible to everyone
*Proprietors have not been identified for any of the locations at this time
