City of Alexandria to Hold Community Meeting on Proposed Amendment to Bonus Density Program

The City of Alexandria invites the public to provide feedback on a proposed amendment to the City’s bonus density program on Wednesday, April 5, from 7 p.m. to 8:30 p.m., at the Charles Houston Recreation Center (Seniors Room), 901 Wythe Street, Alexandria, VA 22314.

The Bonus Density and Height Program (Section 7-700 of the Zoning Ordinance) serves as an important tool to create affordable housing opportunities in Alexandria at no financial cost to the City. The program provides bonus density of up to 20% and bonus height of up to 25 feet in exchange for affordable rental or for-sale units. The program also permits density bonuses greater than 20% if authorized within the relevant small area plan. Recent small area plans have opted for allowing greater density, when appropriate.

To help address the shortage of affordable housing in the City, the proposed amendment recommends amending Section 7-700 to increase the bonus density limit from 20% to 30% and to allow increases above 30%, when appropriate, through small area plan updates to maximize the production of affordable housing in the City.

A public hearing on the amendment will be held before the Planning Commission on May 2.
